And the reason behind the different examinations and certifications is due to the laws and practices that govern the land within that particular state. Due to this the real estate advisors of one state have to be certified in the other state for practice.

Education Programs

There are different avenues that one can take to fully prepare for the state examination. A common practice is to join a local community college or private organization that teach the course load. The text books associated with the course load is typically published by the state government since they provide the syllabus and benchmark the standards of the certification. Although reference books are also available, majority of the text books that are used are from the state or local organizations that play a pivotal role in examination questions and benchmarking real estate key performance indicators. Depending upon the curriculum and standards of that particular institution providing real estate classes, students might be given regular quizzes and tests that will test the comprehension ability on the readings that were given to you. Some schools require their students to get at least a grade of eighty percent in these exams before they allow the student to move on to the next course. The average length and duration of these courses also vary across states, for agents, you will be required to undergo thirty to ninety hours of training. On the other hand, brokers are required to undergo sixty to ninety hours of formal training. Again the duration of the courses, work load and material are all relative to the state. Certain appraisals require more information study since the houses are constructed differently than others. Broker licenses require more study on law and the guidelines of taxes as compared to the real estate examinations. Students taking the examinations learn the state related real estate laws, the principles of ownership rights, financing in real estate and other relevant information and skills. Courses also tend to expose you to the brokerage business and they hope to make you learn the appraisal process. Irrespective of the variance in courses, the objective of understanding real estate remains the same. 

Risks

The real estate market is one of the highest transaction amounts carried out between parties and requires extensive knowledge of the process and laws that abide between the contracts.
